If you just put a Redding Ca area home into escrow keep this advice in mind unless you have 800+ FICO scores!
Fannie Mae has just changed their guidelines and if you credit score drops you might not get that loan!!
The safest bet is this.....if you have a home in escrow DO NOT use you credit cards or do ANYHING on credit!! Nothing!!!
For some people that are teetering going out and buying a new couch might just put them out of qualifying for their loan now!
Safest bet?? Until you get your keys and it closes....don't purchase anything using your credit cards....pretty simple but very important...
I remember many years ago a nice young couple that celebrated their new home purchase and went out and bought all new furniture! They didn't get the home because it changed their FICO scores Just before they closed!! Owch....

If you are thinking of building a home in the next year or so take note that the building codes are going to change to make ALL new homes Greener!
Whether you agree with this or not is not the point. The point is being aware that a bid you get today from a Contractor might be higher if you build AFTER the new codes take effect.

This home sold new for $479k...no price yet but it's a 4/2 with approx 2200 sq.ft. Over half an acre and in an excellent subdivision!

With a Full lake this year houseboats are renting out quickly and vacationers are making plans to spend some time on Shasta Lake this year!
We haven't seen this much water since June of 1998 when they let water spill over the top spillway of Majestic Shasta Dam just outside Redding Ca.
This year looks to be one of the best for water skiing,house boating and swimming in many years as the lake is FULL.
If you have ever thought of relocating to the greater Redding CA area feel free to contact me. I have helped numerous others make the move to Redding smooth. Many people start out vacationing at Shasta Lake and then realize that they could spent a lot more than a week a year on the water if they lived here year round!

The Federal Tax Credit has expired but if you live in California there is another tax credit that you may be able to take advantage of.It is structured a bit different and how it effects you only you and your tax person/CPA can determine.

Shasta County home sellers that sell with a short sale or lose a home to foreclosure don't have to pay state income tax anymore on debt forgiven! SB401 gives relief to many Shasta County Short Sale Sellers and sellers across the Golden State.
Enacted April 12th 2010 the bill grants relief through 2012.

Good news if you are purchasing as a first time home buyer or are going to buy a "New home"...There is a new State Tax Credit for up to $10,000 or 5% of the purchase price which ever is less.
It is for Owner Occupied only and goes until August 1st 2011 or when the money runs out!
Last time the money ran out pretty quickly so keep that in mind if you plan on waiting to try and time the market...
With interest at historic lows still and plenty of available great buys this new tax credit should help those that have contemplated purchasing.
